Growth and development in Sunbury VIC
Sunbury's population was 38,851 at the 2021 Census, up from about 25,000 in 2001. Metro electric trains have run to Sunbury since November 2012, and the Sunbury South and Lancefield Road precinct structure plans, both gazetted in January 2019, together provide for around 19,000 new homes over two decades, two future train stations and new schools. That pipeline is why so much of our Sunbury work is new construction.
The two precincts
Sunbury South covers about 1,798 hectares and Lancefield Road about 1,095 hectares, bordering established areas such as Goonawarra and Jacksons Hill.
Rail
Sunbury is the end of the electrified Sunbury line and a stop for V/Line Bendigo services. The plans also allow for new stations within the growth areas.
Open space and creeks
Jacksons Creek and Emu Creek run through deep valleys with steep escarpments. Those slopes are kept from urban development and shape where estates can go.
What growth means for builders
More homes going up at once means stretched trades and tight programs. That is when stage inspections earn their cost.
What it means for buyers
Established Sunbury homes now compete with brand new stock. A clear inspection report helps you compare a renovated older house with a new build fairly.
