In short: The outside of a new Sunbury home has to shed water away from the walls. At handover we keep finding details that send it back in.
A flashing with the wrong fall
At a February 2026 Sunbury handover we recorded a flashing installed so it sloped back toward the dwelling. Instead of throwing water clear, it guided it toward the wall. It is a small piece of metal and a large future leak.
Cappings that hold water
In May 2026 another Sunbury home had wall cappings with no fall, or a negative one. Rain sits on top, and over time it finds the joints and runs into the wall.
Too close to the ground
Weep holes need clearance above the finished surface, and cladding needs a gap above concrete. Both were too low on Sunbury handovers this year, which lets splashback and ground moisture into the wall.
Fix it before final payment
Each of these is quick to correct while the builder is still on site and much harder to chase later. List them in writing, then book a reinspection before you sign off.
